Navigating Tiny Home Regulations in Michigan

In Michigan, the legal landscape for tiny homes is a complex patchwork governed by local, not state, authority. The primary legal distinction is whether the home is on wheels or a foundation. Tiny Homes on Wheels (THOWs), Movable ADUs, and Park Models are almost universally classified as Recreational Vehicles (RVs). As such, their placement is generally restricted to temporary or seasonal stays in licensed campgrounds. Conversely, any tiny home built on a permanent foundation is considered a residential dwelling and must comply with the Michigan Residential Code (MRC).

This RV classification severely limits full-time living in a THOW on private residential land. Most municipal ordinances prohibit using an RV as a permanent residence, often limiting occupancy on a private lot to short-term camping permits, which can range from 30 to 120 days per year. The path to legal, year-round tiny living is therefore highly dependent on the specific rules of the township or city where the property is located.   • Local Zoning is Paramount: Since there is no statewide law, prospective tiny homeowners must research individual municipal ordinances. Progressive jurisdictions like Briley Township ("Economy Efficient Dwelling" ordinance) and Mecosta County (no minimum square footage) have created legal pathways for small homes on foundations.   • Appendix Q is Optional: Michigan has not mandated the adoption of Appendix Q of the International Residential Code, which provides specific building standards for tiny homes. However, local building departments have the option to adopt it, simplifying the approval process for sub-400 sq. ft. dwellings.

  • ADUs and Intentional Communities: Larger cities like Grand Rapids and Ann Arbor are increasingly allowing tiny homes as Accessory Dwelling Units (ADUs). Once your order is placed, your home enters production in our factory. Through your dedicated customer portal, you’ll be able to track progress and receive updates from our team every step of the way. Typical build time is around 12 weeks.
