The regulatory landscape for Tiny Homes on Wheels (THOWs), Park Models, and movable Accessory Dwelling Units (ADUs) in Nevada is rapidly evolving. The key driver of this change is Senate Bill 150 (SB 150), a state law mandating that Nevada's larger counties and cities designate specific zoning for tiny homes. This legislation aims to address housing affordability by ensuring tiny homes can be legally placed as ADUs, single-family residences, or within dedicated tiny home parks.

Local implementation of SB 150 varies, creating a critical distinction between tiny homes on foundations and those on wheels. Foundation-based tiny homes that meet the International Residential Code (IRC), often including Appendix Q, are increasingly permitted as ADUs in cities like Reno, Henderson, and Douglas County. However, THOWs and Park Models under 400 sq. ft. are generally classified as Recreational Vehicles (RVs), titled by the Nevada DMV, and often restricted to RV or mobile home parks for long-term residency.

  • Statewide Legalization: SB 150 is the cornerstone ordinance, compelling local governments to integrate tiny homes into their zoning codes. This provides a clear legal pathway that was previously absent in many areas.

  • Wheels vs. Foundation Rules: The primary legal distinction is mobility. Homes on a permanent foundation are treated as real property and regulated by building codes (IRC). Homes on wheels (THOWs/Park Models) are considered vehicles, certified to ANSI A119.5 standards, and their placement is governed by zoning for RVs.

  • Friendly Jurisdictions & Communities: Acceptance differs significantly by county. Nye County (Pahrump) stands out with ordinances that explicitly allow permanent residency for Park Models in designated parks. Meanwhile, innovative communities like Llamalopolis in Las Vegas and the foundation-based Tiny Ten in Reno showcase emerging models for urban tiny living.

We build your home. You track the progress.

Once your order is placed, your home enters production in our factory. Through your dedicated customer portal, you’ll be able to track progress and receive updates from our team every step of the way. Typical build time is around 12 weeks.

Delivery & Installation

1 Week

Sit back and relax while our team delivers your new unit, which in most cases can be tied directly into your existing utilities or available off grid. Congratulations, you’re now the proud owner of a beautiful and fully-functioning Clever Tiny Home.
