How to Permit a Tiny Home on Wheels as an ADU in San Diego

The City of San Diego:

Allows "Moveable Tiny Homes" as an ADU. This significantly lowers the cost and expedites the process to install an ADU on your property. To qualify, you must:

  • Have an existing primary residence in a residential zoned area (R1, R2, etc.)
  • Meet required setbacks.
  • Meet other requirements detailed here.

The County of San Diego:

Allows Tiny Homes permitted as "Healthcare Trailers". To qualify, you must meet a handful of requirements such as:

  • Have a separate primary residence
  • The resident meets health condition requirements.
  • Meet required setbacks.
  • Meet other requirements detailed here.
