Washington State offers a complex but increasingly permissive environment for tiny homes, driven by progressive state legislation that often contrasts with varied local ordinances. The most critical factor determining legality is the structure's certification from the Department of Labor & Industries (L&I). A unit built to residential building codes with a Gold Seal can be sited as a permanent home or Accessory Dwelling Unit (ADU). In contrast, most Tiny Homes on Wheels (THOWs) and Park Models with a Blue/Green Seal are classified as recreational vehicles, generally limiting them to temporary stays in RV parks.

State law provides significant pathways for placement. The landmark Senate Bill 5383 prevents cities from banning THOWs in existing manufactured home communities, providing a key housing option and opening the door to many of the top tiny home communities in Washington. However, for placement on private land, local rules are paramount. Jurisdictions like Port Townsend and Grant County are highly permissive, with specific ordinances allowing THOWs and Park Models as permanent residences. Other counties may be more restrictive, limiting RV-type occupancy to 180 days. Meanwhile, major cities like Seattle and Spokane have pioneered the use of tiny home villages as effective transitional housing for individuals experiencing homelessness.   • Certification is Key: The L&I Insignia dictates legal use. A Gold Seal (built to IRC Appendix Q) signifies a permanent dwelling, while a Blue/Green Seal (RV standard) designates it for temporary or recreational use.
  • Placement Pathways: The primary legal options are placing a THOW in a manufactured/mobile home community, siting a Gold Seal unit on a foundation as an ADU, or living in a designated RV park.
  • Agricultural Exception: State law (RCW 70.114A) allows for tiny homes on farms in WA to be used for temporary agricultural worker housing, often bypassing stricter local zoning.

Once your order is placed, your home enters production in our factory. Through your dedicated customer portal, you’ll be able to track progress and receive updates from our team every step of the way. Typical build time is around 12 weeks.

Delivery & Installation
